You can rent a property of any value. One exception - if an EU citizen takes up residency under the "permanent residency" (PR) scheme, then is subject to the minimum limit of about € 4,200 per annum. PR is explained in the following thread

If you rent through an estate agent, typically both the landlord and the tenant pay 50% of one months rent, plus VAT, as a fee.

18% is max.

I found this on a site when I googled vat rates malta, though it is dated 2007!!

The VAT rates in Malta are:

18% on the taxable value of every taxable supply of goods, services or importation.
5% on accommodation supplies in premises licensed under the H.C.E.B. Act.
5% on various printed matter.
5% on the supply of electricity
5% on various confectionery items.
5% on various medical accessories.
5 % on various items for the exclusive use of the disabled.
5% on works of arts, collectors’ items and antiques.
5 % on minor repairing of bicycles, shoes and leather goods, clothing and household linen (including mending and alteration)
5% on domestic care services such as home help and care for the young, elderly, sick or disabled.

There are also certain products which are exempt and on which no VAT is charged.

Hi - I'm visiting Malta and Gozo from the 5th to 12th June - can anyone suggest any good rental agents I can contact whilst there as I'm looking for a 1 year rental (2 beds, near sea, budget 600/700 euros pm).

Hi Doug, and welcome to the forum - we only allow company recommendations in the recommended suppliers forum - there are several agents listed there - to access the recommended suppliers forum costs 25 pa with 50% going to Gozo SPCA.

Your budget is sensible, in fact in Gozo and many parts of Malta you could get that for around 300-500 pm (plus electricity/water bills) - if you don't want to subscribe you will find plenty of agents by googling (although obviously not based on a recommendation), or by looking at the online Maltese newspapers like the Times.

OK the commission for the agent requires VAT. What about the regular rent, paid month by month, does it add the VAT too?
