Hi there,

I am new to this forum and just wanted to ask if anyone could give me some advice.. Few months ago I bought a plot of land with with a small ruin on the coast of North Portugal. I am a builder and I am planning to refurbish it myself. Does anyone know if I am allowed to do this without having ‘Avara’ (sorry if I misspelled it). I’ve heard the Portuguese are quite strict about building regs.

If the building is in a very bad state then it will probably require full planning, if so then you (unless you have an alvara) cant rebuild the house.

if the building is not too bad, then you can carry out some work without planning permission~yourself.

the main thing that decides one way or the other is if it has no electricty.
